Spitalgate Heath Garden Village Update CONSULTATION
The plans for Spitalgate Heath Garden Village were originally submitted over a decade ago in 2014. Since then we have been working with South Kesteven District Council on the scheme. During this time, changes in the Local Plan, legal and commercial factors have meant that a number of changes have been made to plans.
These changes are the subject of this consultation.
The story so far
Buckminster began consulting on Spitalgate Heath back in 2013. A planning application was then submitted to the Council in 2014. In 2017, the Government officially launched its Garden Village initiative and asked for submissions in its ‘Locally-led Garden Villages, Towns and Cities prospectus’. The Spitalgate Heath project was announced one of the very first 14 projects to be officially recognised by the Government scheme on 2 January 2017. The outline application has already been presented to committee on two occasions. The changes also incorporate a stronger vision and emerging best practice as regards design, stewardship, and sustainability.

Governance of the Community Assets
Public Open Spaces, Green Infrastructure and, Community Facilities will be owned by a Stewardship Organisation with representation for householders, businesses and official stakeholders. This is to ensure creation and enhancement of the exemplar Garden Village environment and sense of community. Planned income streams and an endowment will help to keep the service charge level reasonable.
Energy Approach
The all electric place and fabric first design approach will lower energy demand from the EPC ‘A’ rated homes, water use and carbon emissions, beating Building Regulations. On site roof-top mounted PV generation to a micro-grid with local batteries will deliver electricity to homes at a discounted rate to market.

Active travel

Active Travel
The Grantham Southern Relief Road (GSRR) provides access from the Garden Village to the A1 and beyond. This means future residents won’t have to drive through the town centre or nearby neighbourhoods, helping to cut traffic and congestion in those areas.
The GSRR will also make travel easier and more pleasant for everyone. A network of new walking and cycling paths will link up with existing routes to:
- Reduce the amount of traffic created by the new development.
- Provide new, enjoyable areas for both new and existing residents.
- Make it easier to reach new public open spaces, such as the riverside walk along the River Witham.
- Support more sustainable travel options, with new mobility hubs and a bus route connecting the Garden Village to Grantham town centre.
- Encourage people to choose greener travel methods and to use the new active travel corridor instead of driving through the town, through the new A52/Somerby Hill active travel corridor.

What happens next
After we have carefully collated and considered all feedback we will make any necessary changes before the amended plans are submitted to South Kesteven District Council by 12th December 2025.
