We partner with neighbours and developers, as well as promoting sites in-house. We seek to respect heritage and landscape setting, whether in relation to urban or rural developments, planning to deliver Biodiversity Net Gain which aims to improve wildlife habitats overall. Our developments and conversions are aimed at supporting the long-term growth of Grantham as the sub-regional centre and its attractive rural hinterland.

Key developments include:

Poplar Farm

This development project has permission to build 1,800 housing plots to the northwest of Grantham town centre. To date, 677 units have been created and include affordable housing, detached and terraced family homes and flats.

In addition to housing, Poplar Farm Primary School has been built and was opened in 2018. The development also includes space for a community hall, a nursery, medical surgery and a local shop – all set within a large area of open space with sweeping paths, water features and a children’s play area.


Spitalgate Heath Garden Village

This contemporary, energy-efficient development project spans 500 acres located to the south-east of Grantham, with planning consent resolved to be granted for 3,700 houses, mainly family homes, including 10% affordable housing. The development has qualified for Garden Village settlement status.

The Garden Village will include schools, a local centre, community hub and an employment area.


Grantham Designer Outlet Village

This all-electric Designer Outlet Village sits on a 30-acre site and includes space for over 130 retail units and a hotel. This destination on the edge of town will have plenty of parking with EV charging and attractive public spaces designed to encourage shoppers to linger for longer.

This state-of-the-art retail destination would be the UK’s only premium outlet with a visible frontage to and direct access from the country’s third-busiest road, the A1.
