Overview and vision

Located off Barrowby Road to the northwest of the town centre, Poplar Farm is a residential-led scheme situated close to some of the region’s many attractions including Belvoir Castle, Belton House and Londonthorpe Woods.

The site is owned jointly by Buckminster and Norwich Hub who are acting as master developers in a full joint venture to provide serviced plots to housebuilders. After receiving outline planning consent in 2013, six phases have been sold and built out, including affordable housing at the 22% standard local rate. To date the development has created 677 units as a range of detached and terraced family homes and flats. 

The new development has attracted new residents who have made a valuable addition to the population, supporting the local shops and services.


Development progress

 

Poplar Farm Primary School was opened in 2018, built on serviced land transferred to the County Council.

A large area of open space including sweeping paths and water features on the interesting topography has been laid out as a spine running east-west through the development, and it is anticipated it will have sufficiently matured soon to be in a condition to hand over to the Local Authority to maintain in perpetuity.  

We are talking to the previous housebuilders (Bellway, Barratt, David Wilson Homes, Longhurst Housing) who are keen to take further phases. An improved network of pedestrian and cycle routes will be delivered to encourage permeability between new and existing housing areas.

A new children’s play area is being created for opening in 2022. The proposed Local Centre is likely to accommodate demand for a nursery, medical surgery and local shop – we are working with local architects and the Local Authority to fix a sensible design. It affords a stunning view towards St Wulfram’s spire and the hills east of Grantham.
