Overview and vision

 

Located to the south-west of the historic market town of Grantham by a new junction with the A1, this ‘Tier 1’ quality Outlet village is set to attract passing traffic, day-trippers on the train from London and segments of the 4.5m population living within a 90-minute drive, drawing visitors from as far as Cambridge, Leicester and Nottingham.

Buckminster has promoted the opportunity for Grantham working with the outlet developer, Rioja.

Phase 1 will include 89 retail units over 220,000 sq ft including food and beverage outlets. Phase 2 could include another 48 units over 135,000 sq ft and a hotel of 3,000 sq ft. The vision is for a high concentration of shops serviced by a large area of convenient car parking with EV charging and attractive public spaces encouraging dwell time.

This state-of-the-art outlet will rank just below Bicester Village, and be akin to the Cannock McArthurGlen outlet that opened in April 2021. It fills possibly the last gap in outlet provision in the UK, in the increasingly affluent East Midlands area. With the structural shift to online purchases and the desire for convenient destination shopping days out, outlets are part of the new retail mix, whilst our High Streets reinvent themselves towards their service and boutique type functions.

Grantham Designer Outlet Village will bring greater visibility to the regions attractions and spin-off to Grantham town centre.


Development progress

The scheme made a material start on site in March 2021, all pre-start detailed planning conditions having been satisfied.

Rioja is considering market interest from a potential buyer to hold a long-term majority stake alongside Buckminster as a partner, and methods of development financing. Good progress is being made with prominent brands keen to occupy space, including more recently Levi’s to accompany Armani.


Development timeline

As retailers settle their future plans, we expect further sign-ups in 2024 to enable the new planned opening in the Spring of 2026. This will follow the eighteen month build by construction company Bowmer & Kirkland, and necessary power grid upgrades, the new A1 junction having already opened.
